A bathroom that lives near the water

Cronulla is one of the few Sydney suburbs where you can walk from the train to the surf in a few minutes, and the housing reflects that. Red-brick walk-ups from the sixties and seventies line the streets behind the beach. Newer apartment buildings have filled the blocks closer to the esplanade and the mall. Out toward Burraneer and Port Hacking, houses step down steep blocks to the water, and across the bay in Bundeena, old weekenders have quietly become permanent homes.

What salt air does to a bathroom

Within a few streets of the ocean, a bathroom's metal parts age faster than they would inland.

Every beach household knows the sound of sand grinding under a shower screen track. Over time sand wears seals, clogs floor wastes and scratches finishes.

Good beach-house bathrooms make it easy to get sand off before it reaches the main bathroom:

Units: the strata side

A large share of Cronulla bathrooms are inside strata buildings. Renovating one is as much an approval exercise as a building job.

Replacing a unit's bathroom membrane is generally a major renovation under NSW strata law, which usually needs a special resolution at a general meeting. Buildings also set their own rules on working hours, noise, lift use and where rubbish goes. In an older walk-up with no lift, every tile comes up the stairs by hand.

Holiday and rental units

Plenty of Cronulla apartments are leased or used as holiday accommodation. A bathroom in a rental needs to be tough, quick to clean and easy to repair, and the renovation needs to fit between bookings or tenancies. The winter months are the obvious window for holiday lets.

For those rooms, simple is usually best: robust tapware with readily available parts, large-format tiles with fewer grout lines, a wall-hung vanity with a durable top, and a fixed glass panel rather than a hinged door.

Away from the beachfront, Woolooware and Burraneer have more freestanding houses, from post-war brick and fibro to large waterfront homes. Council and approvals

The area falls under Sutherland Shire Council. Internal bathroom work in a house that is not a heritage item, with no structural change, is generally exempt development in NSW. Changes to windows, external walls or the building footprint may need approval, and parts of the area, including around Bundeena, are mapped as bushfire-prone. For units, the owners corporation's approval is the one that usually matters first.
