Cronulla's bathrooms are mostly upstairs

Cronulla packs a lot of housing into a narrow peninsula between the ocean and Gunnamatta Bay. Most of it, especially within a few blocks of the beach and the mall, is apartments.

Sixties and seventies walk-ups. Red and cream brick, three or four storeys, stairs rather than lifts. Many have had their kitchens updated, but plenty of bathrooms are original or were last done decades ago.

Newer apartment buildings. Closer to the esplanade, the station and the mall, with lifts, basement parking, building managers and bathrooms that are often internal with no window.

Houses. Toward Gunnamatta Bay and the southern end of the peninsula, a mix of older brick homes, renovated cottages and larger rebuilt houses.

What makes a Cronulla bathroom different

Salt, every day

The closer to the ocean, the faster metal fittings deteriorate. Thin-plated tapware pits, screen hardware stains and fan grilles rust. Sand, every summer

Sand wears seals, fills floor wastes and scratches finishes. Frameless screens without bottom tracks, grated wastes that lift out, and textured, mid-tone floor tiles all help. In houses, an outdoor shower keeps most of it outside.

Strata, almost always

Replacing a unit bathroom's waterproofing is generally a major renovation needing a special resolution of the owners corporation. Buildings commonly restrict noisy work to set hours and require lift protection and bookings. See apartment and small bathrooms.

Walk-up logistics

In a building without a lift, all materials and rubbish move by hand. Tiles for an average bathroom weigh hundreds of kilograms, and the old mortar bed weighs more. This is a real part of the cost.

Holiday lets and rentals

A share of Cronulla's apartments are rented long-term or let to holiday visitors. Bathrooms in those units take heavy use from people who are not the owner. Durable, simple and repairable wins:

  • Robust tapware with readily available cartridges
  • Fixed glass panel rather than a door with seals and hinges
  • Compact laminate or porcelain vanity top that shrugs off sunscreen
  • Large-format tiles with mid-tone grout
  • Plenty of hooks for wet towels

Plan the renovation for the quieter months, and get the strata approval under way early so the booking gap is not lost waiting for a meeting.

Internal bathrooms in newer buildings

Bathrooms with no window depend entirely on the exhaust fan and the lighting. A more effective fan (where the building's duct allows), light wall tiles, a backlit mirror and warm-white lighting make these rooms feel far less closed-in.

Houses near Gunnamatta Bay

Houses on the bay side of the peninsula range from post-war brick to substantial modern rebuilds. Older homes may have mortar-bed floors, fibro linings and galvanised pipes; newer ones have their own issues, such as dated fit-outs and failing shower seals. See bathroom renovations.

When is the best time to renovate a Cronulla holiday unit bathroom?

The cooler months are usually quieter for bookings, and parking near the beach is easier outside summer. Allow for strata approval time before that, so the work can start as soon as the booking gap opens.

Is parking a problem for trades in Cronulla?

It can be, particularly near the beach on warm weekends and school holidays. Many buildings have limited visitor parking. Planning deliveries for weekday mornings and noting parking arrangements in the program helps.
